As others have said, the room is basic but it has nice big windows and working bathroom facilities, plus access to a fridge. The beds were very comfortable and there were ample nice pillows.. Wifi was reasonably strong and stable.
The location is basically right on the beach and on the main road so very convenient to restaurants and tiendas. Also, it's a short walk to Mazunte.
If you're looking for a clean, basic room on the beach you can't beat this value.

Great location and very comfortable. Great value. Reasonably quiet and close to the beach. The standing fans provided helped keep the room reasonably cool. An easy and short walk to many restaurants.
