Location is a little out of town but only about a short walk away. It is in a sunny spot, but there is some road noise as it's near a junction although most of the time this isn't an issue.
It's about a 5 min or less walk to the beach and about a 15 min walk/short drive to the Treaty Grounds or similar in opposite direction to town.
Owners were very friendly and knowledgeable about places to visit in the area.

Julie was a wonderful host, always friendly and helpful. The rooms were comfortable and the kitchenette had everything we needed for a simple meal.
Super hosts, who made us feel very welcome and helped us with everything we needed for our stay. They even offered to drive us to the bus stop if we needed as it was hot and sunny when we visited.
This is a good place to stay for access to Paihia and waitangi. The reception was good too. She knew we were coming for a wedding, so messaged to say we could check in earlier. The place was clean and tidy with everything we needed. We walked in to paihia no problem.
Hosts are very sympathics. A real pleasure to stay 2 nights here.
