Location is quiet but 15 minutes walk to khao san road.
Room was huge, especially for the money I paid. Air conditioning was working but it took a bit to cool the room. Warm water although it was hard to find the right balance, so it was either too warm or too cold. Beds were good.
Reception staff was super friendly and helpful. You can also pay by card. Reception hallway is really nice, if you want to hang around at night or even during the day. They also have ness and tea and cookies available at your discretion. There are also two terraces where you can stay. Location is not perfect but it's ok for the price. You can get to some of the main attractions in about 30 minutes walking.

Street food start at 5am just across the road
Clean room and have a car park. The location is near the Khaosan road and the Grand Palace.
My room was spacious and comfy. It also had a fantastic view!
