Amazing location right on the waterfront close to all public water transport , wonderful friendly ,warm staff who are extremely helpful

Have stayed here on 2 occasions.
I really liked being about to open the window and look out over the lagoon...and hear the church bells. Also the breakfast was excellent.
Staff was extremely accommodating and help make our stay in Venice great.
The location felt luxuriously exclusive and peaceful because of being away from the crowds but still basically on the water with a stunning sunset views from our room. Everything felt very high-quality and well-maintained. The staff were incredibly friendly and helpful and efficient. The breakfast was over the top incredible for a European buffet.
We loved the room with a view, the staff, it was perfect in every way and we will come back again! The receptionists were so kind and helpful with booking water taxis and the doorman was an amazing person who has helped us multiple times.
