This Victorian house is in large gardens and has easy access to Edinburgh's city center by bus. It offers free Wi-Fi, free parking, large rooms and fresh, home-cooked, traditional Scottish breakfasts. Alba House Hotel has a quiet location less than 2 mi from Edinburgh Waverley rail Station. A number of local busses run regularly from the stop outside the guest house. The house was built in about 1860 and the large rooms mix original features with modern comforts. The individually decorated rooms with attached bathroom have central heating, TVs, hairdryers, radio alarm clocks, coffee tables, armchairs and tea/coffee. Alba House Hotel is family-run and prides itself on offering a traditional warm Scottish welcome and a friendly, relaxing atmosphere.

Location was so perfect. Buses easy to catch practically at the doorstep! Clean and spacious.
The location was excellent, just a short walk to the Royal Mile in the old town, if you like walking. Otherwise there are also buses available, with maximum daily tarif of £5. So essentially you can use the bus multiple times in a day without worrying about the costs. There are also multiple restaurants with good food around.
Beautiful and clean hotel (used to be a B&B but they no longer offer breakfast) with updated facilities! We appreciated the updated bathroom appliances, excellent shower with plenty of hot water (not a given in Scotland), and comfortable layout of the room. The sitting area by the window was perfect for enjoying a cup of tea -- they also refreshed our tea/biscuit supply each day which we really appreciated! The location is a couple miles from the city centre, but everything is easily accessible by bus. The hotel is quiet and the hosts are very communicative if you need anything. We would stay here again!
The house and property are beautiful, with lots of local charm, and a seamless blend of vintage and modern. We arrived at 9 AM to drop our bags, and our room was ready! A very pleasant surprise. Our room was very pretty with gorgeous custom drapery, wallpaper, and quality linens. The bathroom was modern, with a strong, hot shower. The woman who greeted us in the foyer was very friendly and helpful. She gave us lots of information about the house, the bus line, and restaurants. The bus stop was literally across the street, and it just took a few minutes to get into town, where all the attractions were. It made our stay easy to navigate.
This B&B was exactly what we needed for our short stay in Edinburgh. It’s in a nice location, just a short bus ride from the city center, which made getting around really easy.
We were grateful to be allowed an early check-in so we could drop off our hire car without any hassle. The room was clean, spacious, and comfortable—perfect for a couple of days in the city.
Overall, a convenient and pleasant stay. Would definitely recommend!
