An excellent B&B and exceeded our expectations. Prompt and comprehensive communications prior to our stay, and clear instructions on accessing the house and our room. A very warm welcome, delicious home-cooked breakfast and a stylish, good-sized, modern room, in a very convenient location. Would highly recommend.

Nice personal welcome from Judith, who created a lovely atmosphere at breakfast. Well equipped, very comfortable room. Javed's breakfasts were excellent. Easy off road parking. Lots of nice details to make the stay really special. Convenient location for town centre restaurants, shops etc and local bike hire.

Clean, comfortable. The room was very well thought out. Included a make up mirror with a plug next to it for hairdryers etc. Room also had air con. Excellent breakfast. Car parking included. A short walk into the centre of Rye.

We stayed at Magnolia House for 1 night and we found it to be very clean, comfortable and beyond our expectations. The main hallway as you enter as well as the stairs are clean and decorated well. It had a very nice feel to it. Our room was spacious and had everything we could possible want inside. The bed was comfortable and we had a lovely nights sleep. The air con in the room was a bonus and although there was intermittent rain whilst we were there it was still quite warm so it made use of it. Our breakfast was wonderful. Magnolia House isn’t far away from Rye town centre and took us around 5-10 minutes to walk there.

Very clean, large room, hosts very hospitable and friendly, breakfast the best o have had in a B&B. Good location to the town
