Clean. Big room. AC working. Good price. Fresh water downstairs available. Laundry room.
The location is good, although it's usually a 10 min walk from the nearest bus stop.
Everything in our room was clean, and the beds were very comfortable. The only thing that we didn't like, is that there was a cigarette like smell in the corridors, and also in our room. It improved after the first day of our stay, but don't know what happened or if if it was actually a smoke-Ok room.
Anyway, aside from that, we have zome good nights of sleep.
The staff was overall njce with us, but it depends on who is there at the moment.
In summary, you will be very comfortable resting hwre, more after the long walks that Kyoto requires. However, keep in mind the walk from the bus stops.
It was clean, comfortable, and the location is good.
The location was perfect, the place very cozy, the staffs are welcome and helpful.
