Spacious downstairs area for seating and relaxing where you can eat your own food and have access to drinking water and hot water. Very clean and close to train station, bus stops, shops and restaurants . They provide you with slippers, fridge and kettle and you can leave your luggage when you arrive early.

The property was super close to Kyoto station. Room was huge by Japanese standards. Very clean and safe location. Loved staying here and would definitely stay here again.

Nice location, close to main train station. Even though, the room was looking to the street side, it was quiet and the nose from outside was reduced to almost 0.

The location is perfect. 5 minutes walk to Karasuma line to the south, 7 minutes walk to Kyoto station to the north and busstops everywhere. We even walked to the Fushimi Inari in the morning and that was the highlight of our Kyoto trip. The room was very clean and the staff was helpful. Bed is comfy. If I ever come back to Kyoto I would book M's Kyoto again.
