The place was excellent, close to the heart of the historical city center, one can do everything by walk.
The room was clean and traditional, we even had a beautiful view of the Japanese garden. Toilet is outside of the room, but clean and big, with all the facilities included.
Also the staff was really helpful keeping our backpacks after checkout.
Overall, amazing!
The location is great, the futons are very comfortable, and there is a kitty on site. We would definitely stay here again.

As a conclusion, a great hotel for that price and location.
The owner is such a wonderful, kind and honest person. At first there was a misunderstanding due to Booking.com's confusing reservation process, and i had to pay an extra charge. But once it was clarified he wanted to return the extra amount. I said it was not necessary (it was only 50€ difference, plus I love to support small businesses), but the gentleman insisted. Such an honorable person.
Also he provided us a map of the best place to watch the Gion Matsuri parade. As well, when our luggage was "lost" by Yamato, he helped us to locate the suitcase and in less than an hour he had it in our room.
Finally, on our last day he offered to book us a taxi.
About the premises (a traditional machiya house), it was at the heart of Gion, walking distance from Chion-in Temple, Yasaka Jinja and 15 mins walk from Kiyomizudera. Also after another 15 min walk you were in Shijo Kawaramachi, which is downtown Kyoto.
