We had a very nice room on the third floor (note, no elevator), comfortable size but not much view as this is downtown between other similar buildings. Location is great for walking around town and be sure to visit the water front and take some time to relax on the swings. Great access to restaurants downtown (we visited the Grog which was very nice with more than ample half portions). Parking is tight and limited so we planned ahead and got there mid afternoon and had time to visit most of downtown. Breakfast is good, basically a cold buffet with some pre-packaged sandwiches available.
It was limited but easily enough to satisfy your needs (muffins were great). Well recommended.

Location was perfect for walking around downtown Newburyport. Room was very comfortable, and even though it was on ground floor next to reception area, it was very quiet!
We have stayed at the Essex hotel many times. The rooms are always immaculate and the staff is vey attentive. Great location. Great value.
Can't say enough good things, location is perfect. Staff was helpful and friendly. Will definitely go back again
